The students who live in Hallsley will attend J. B. Watkins Elementary School, Midlothian Middle School and Midlothian High School.   Chesterfield County Public Schools is the largest school division in Virginia to have all schools fully accredited.  The Chesterfield County school division is the largest school system in Virginia to have all students enrolled in algebra by eighth grade.
Additionally there are several great private institutions nearby that you might consider. For the younger children, there are also several child development centers in the area.

What amenities will be available and when?

Construction of amenities for residents in Hallsley is already underway, Hallsley anticipates having a swimming pool for their residents. There is land identified that will accommodate a club house, tennis courts, play grounds, bike paths and walking paths to name a few.  Roseland is a planned community where the residents can enjoy the amenities without having to leave neighborhoods.  There will be an on-going plan to meet the residents’ needs as amenities are added.

What is the process?
Hallsley wants the building process to be stress-free experience for all new home owners.  The buyers will know their agents, builders and developer and create a strong relationship with them. Buyers can meet with a sales agent;   fill out a survey to start the first step in creating the home of their dreams.  When a buyer identifies as much detail as possible in what they want in their home, they are helping the agent and builder envision their home as well.  The agent will then assist the buyer in choosing a lot, deciding on the builder who can best meet their requirements, assist in making selections for the home e.g. siding, roof, interior cabinets, flooring, fixtures, etc. The buyer will then reserve the perfect lot , contact a lender for financing and start the process for building with the assistance of the agent and builder guiding them thorough the process.

Is there a minimum square footage requirement?
Hallsey does not focus on square footage of a home. The builders focus on the clients’ needs.  The homes here can be as large or as small as the new homeowner wants. It’s the style and amenities within the home that are important. The homeowner decides the size of their home to meet their needs.

Are there exterior siding requirements?
Hallsley wants each of their homes to be unique and to the personal taste of the homeowner.  Hallsley neighborhoods will not have the appearance of a cookie cutter neighborhood with vinyl siding. You will notice when visiting Hallsley that the homes are in-fact individual to each home owner with Hardiplank, brick or stone. There is a concentration on natural elements as opposed to man-made materials.

What are the styles of Homes?
The styles of the homes are varied to reflect turn-of-the-century European classical design to Early Twentieth Century Americana. The styles and elevations to consider range from Victorian, Classical, Art & Crafts, European Romantic, Italianate, Cape Cod, Georgian.  The style, elevation and exterior materials will make each home unique to the buyer.

What is the price ranges?
Hallsley prides itself in having price ranges of new homes for everyone.  A new home can be built from the upper $300’s to over $1.5M. The builders will work with you and your budget to design the home that you envision.

What are some nearby attractions?
There are attractions nearby for everyone. Depending on your interest here are just a few examples of things to check out :
For children of all ages, there is the Richmond Zoo. It is constantly adding new attractions. It is a great day out of the house and you will be surprised at the variety of animals there and it is so much fun to feed them also.
For the shoppers in the family there are several shopping centers and malls nearby. The newest ones in the area are Short Pump (Nordstroms, Dillards, Macey’s, Pottery Barn and Crate & Barrel) and Stoney Point Fashion Mall (Sax, Sur La Tab, Restoration Harware, and Smith & Hawkins).  Just down the street from Hallsley is the New Watkins Center that has a multi-plex Regal Theater, Target, Petco, Office Max.  For those who prefer inside malls there is the Chesterfield Town Center with Food Court.
Families who enjoy camping have Pocahontas State Park close by.
Golfers  have several Golf Courses to try out their golf swing - (Stonehenge, Salisbury, Brandermill, Birkdale, Independence).

What type of future attractions are planned?
A  24-sport training complex will be built on 50 acres in the Waterford Business Center at Powhite Parkway and state Route 288. The complex is to be developed in phases. The first will include an ice rink, aquatics center, cycling center, sports medicine clinic, fitness center and family entertainment center. A 6,000-seat arena would be added later with a hotel, retail plaza, tennis facilities and a field house.
The SportsQuest facility will be used to host Olympic trials and national and international championships. Olympic contenders in multiple sports will train on the campus and reside there.

What are the lot sizes?
There are a variety of lot sizes available to meet each buyers’ needs. The smaller lots are around one third of an acre. There are also larger lots from one to two acres available.

How many homes will be built?
Hallsley has plans for 140 new homes. Once Roseland is completely developed, there will be 6,100 homes built.  Not all will be single family homes. There will be condos, townhomes, maintenance free, etc.  The new urban concept that Roseland envisions will be able to accommodate all types of homeowners’ requirements.

Will there be commercial businesses in Roseland?
One of the great concepts of Roseland is that you can live, work and play all within your community. There is a plan to develop an industrial office park for businesses. This will enable homeowners  avoid that morning drive drudgery. ..just a short distance to work within the community, come home for lunch even! Don’t get caught in the after work traffic either! You are home!
